allow me to share with you. run flat tyres is a tyre when punctured it can still enable the car to drive for a limited distance at a reduced speed. most cars come with ordinary tyres, which they would need an extra spare tyre at their booth. some premium cars do not come with spare tyres. which is why they need to have run flat tyres. because in the event that the tyre is punctured, it allows the car to continue. the driver can drive the car to the next service centre without the need to change tyre. Does this make sense to you?

the car can be driven at a reduced speed for about 80km/h and for up to 80km in distance depending on the tyres types. your vehicle will remain stable and you will stay in control. you can make it to the next service station without changing the tyres.

Sale and Purchase Procedure

As Malaysian property is readily available for purchase by non-residents and expats, the property market is perpetually active.
However, if you are new to selling or are unsure of the procedures, there are several things you will need to take note of;

1. Hire A Professional Estate Agent

Hire a professional estate agent with a good working background and agency from

2. Determine the Price

Determine the price of your property. Get your agent to help with the valuation

3. Acquire A Lawyer

Acquire a lawyer or solicitor well versed in the selling process and paperwork.

4. Marketing

Market your property with the help of the agent. The agent will also hold open houses and help bring in interested parties to view.

5. Earnest Deposit

The buyer is expected to mane an earnest deposit of 2% of the purchase price to secure the property once negotiations are finalized. Once the letter of intent is signed and the deposit is accepted, the property can no longer to be sold to another party.

6. Sales & Purchase Agreement (SPA)

Within 14 days, the Sales & Purchase Agreement (SPA) must be drafted, signed and the reminder deposit of 8% of the purchase must be paid. Your lawyer/solicitor will assist in this.

7. Post Period After SPA Signing

The remaining 90% of the price must be paid within 3 months from the date SPA is sisgned. An extension of 30 days will be provided if necessary but with an interest rate of approximately 6%
Once all payment had been made and all documents are finalized, the property will successfully be transferred over to the buyer.
